Gencom serves guests, investors and lenders in all aspects of the hospitality business. This comprehensive approach to hospitality-related investments includes:

  • Evaluation of opportunities, including detailed feasibility analysis, evaluation of value-added branding or repositioning opportunities, and expansion into ancillary products, such as residential components or recreational amenities
  • Development and acquisition of properties, including selection and acquisition of raw sites, negotiation of brand affiliations, construction management, and pre-opening phases
  • Creation of financial structures through alliances with investment banks, commercial banks, and public and private investors
  • Establishment of achievable operational and financial goals
  • Design asset management plans, including strategies for building long-term earnings and increasing the net value of each investment
  • Selection of partial or complete exit strategies designed to maximize returns to investors, which may include an initial public offering, merger, portfolio or individual sale, syndication, or other type of transaction

Gencom serves as General Partner and a principal equity investor in all of its transactions. We require our local partner to have significant "at-risk" capital. We maintain a high level of control with a wealth of Equity Investment Positions, thereby creating significant alignment between our interests and those of our financial partners. We provide them with a variety of investment platforms (e.g. preferred vs. common, minority vs. majority, pooled investment among multiple properties) to suit their yield and risk preferences.

Gencom's strategic vision, creative approaches and entrepreneurial spirit have consistently produced excellent results. The company has invested in more than 100 hotel transactions over the past 17 years, averaging in excess of two times return of capital on each project.
